Foundations: Combination of treated wood pilings and masonry block trimmed out with wooden louvers and/or brick veneer. Timber pile foundation on ground floor, pilings 30’ in ground. Ground elevation 5.56 above sea level; first floor 17’ above sea level. Porches and balconies: #1 Grade treated wood decking with stainless screws.
Windows: Andersen Tilt-Wash – Series 400.
Roofing: Combination of heavy grade 50-year architectural asphalt shingles and metal roofing.
Painting: All exposed surfaces will be painted or sealed with a top of the line product including a primer coat (Pittsburgh Paints).
Roads, driveways, sidewalks, and parking areas: A combination of brick pavers, concrete, and asphalt.
Landscaping: All areas of the site will be stabilized and landscaped with grass and plantings as per the landscape architects design and plans.
Docks and boardwalks: Any new construction will be of treated wood and or synthetic products. The existing docks will be upgraded using the same type of products.
Interior
Ceiling heights: 9’5” in most cases, some vaulted ceilings on 3rd floor. Sprinkler system
Heated tile floors in master bathrooms.
Doors: Solid wood 2-panel pine. Transom light windows above certain interior doors.
Bath Accessories: Stockton Collection by Creative Specialties.
Insulation: Exterior walls R-19, Ceilings R-30, Bath and Laundry Walls R-11, and Between Floors 16” blown cellulose. Flooring: Combination of carpet and ceramic tile. 24” blown-in insulation between floors with ¼” Acousti-Mat® and 1” Gyp-Crete for sound insulation. Walls: Sheetrock with knockdown texture. 12” staggered studs – does not transfer sound with ½” plywood on either side. 5 ½” cellulose insulation and 5/8” quiet rock on either side (equivalent of 8 layers of drywall) for sound insulation. Custom trim.
Cabinetry: Quality Series with granite or Corian tops in Kitchen and Corian tops in bathrooms. Shelving: Ventilated super slide wire. Samples of cabinets, appliances, flooring & plumbing are available to be seen at the Renaissance Design Center.
Appliances: GE (cook top, stainless steel refrigerator, 30” oven, dishwasher, microwave, front load washer and dryer.
Plumbing Fixtures: Kohler and Delta. (including a garage disposal). Light Fixtures: High quality, various brands.
